Office rents in Barcelona could grow up to 30% in the next three years

Barcelona is one of the cities with the greatest potential for real estate growth in Europe. At least so says the Trends 2015 report, prepared annually by CBRE, first company worldwide consulting and real estate services. Within the Barcelona market, the office segment is presented as the main engine, and in fact, CBRE estimates that revenues will grow between 25% and 30% until 2018.

Telefónica seeks buyer for buildings in Madrid and Barcelona for 60 million

Telefónica has begun to drop ballast housing. And it does so at a time when investors are no longer on the market plan to materialize operations. According to sources in the industry, the company headed by Cesar Alierta has closed in recent months the sale of five buildings, for which he has entered EUR 65 million and seeks buyer for four other properties, for which expects another 60 million .Quoted designed a real estate efficiency plan for 2014 and 2015 that included the sale of nine buildings, with the impending technological changes, be totally obsolete in less than a decade, while the proceeds will make the investment necessary to adapt to changing times, as recognized from the company. Telefónica will continue in buildings as tenant-which in real estate parlance is known as sale & leaseback- seven to ten years, so that once the lease the new owner may dispose of the property completely.Currently -and although the market expected to go on sale new assets-, Telefónica seeks buyer for three buildings in Madrid (street Irun, near the Plaza de Santo Domingo and Moratalaz) and one in Barcelona, in the neighborhood of La Sagrera. These include the building in the Plaza de Santo Domingo, a few meters from Gran Vía, a very attractive asset for its location but also for its urban classification: Residential. Although Telefonica remain as a tenant for several years, the future buyer of the property may destine to houses in an area with a shortage of supply. It emphasizes the building of the road Irun, just ten minutes walk from Plaza de Spain and Principe Pio station, which may also become future homes. The last property for sale in Madrid, 5,800 square meters, is located in Moratalaz and also has residential use, as located in La Sagrera, Barcelona.Indeed, seven of the nine buildings offered for sale by Telefonica offer residential qualification. Only two have no such rating. The first, the building was purchased by the owner of Valencia Sausages Martinez, located in the Plaza del Ayuntamiento and has seven floors and almost 4,000 square meters. The urban classification of this property is for infrastructure. The second, the historical headquarters of Telefónica in Bilbao, at Buenos Aires, 5,500 square meters and sold a few weeks ago, has dotacional rating with commercial alternative use.           Read more: http://www.elconfidencial.com/vivienda/2015-01-28/telefonica-busca-comprador-para-edificios-en-madrid-y-barcelona-por-60-millones_631207/
