Telefónica has begun to drop ballast housing. And it does so at a time when investors are no longer on the market plan to materialize operations. According to sources in the industry, the company headed by Cesar Alierta has closed in recent months the sale of five buildings, for which he has entered EUR 65 million and seeks buyer for four other properties, for which expects another 60 million .Quoted designed a real estate efficiency plan for 2014 and 2015 that included the sale of nine buildings, with the impending technological changes, be totally obsolete in less than a decade, while the proceeds will make the investment necessary to adapt to changing times, as recognized from the company. Telefónica will continue in buildings as tenant-which in real estate parlance is known as sale & leaseback- seven to ten years, so that once the lease the new owner may dispose of the property completely.Currently -and although the market expected to go on sale new assets-, Telefónica seeks buyer for three buildings in Madrid (street Irun, near the Plaza de Santo Domingo and Moratalaz) and one in Barcelona, in the neighborhood of La Sagrera. These include the building in the Plaza de Santo Domingo, a few meters from Gran Vía, a very attractive asset for its location but also for its urban classification: Residential. Although Telefonica remain as a tenant for several years, the future buyer of the property may destine to houses in an area with a shortage of supply. It emphasizes the building of the road Irun, just ten minutes walk from Plaza de Spain and Principe Pio station, which may also become future homes. The last property for sale in Madrid, 5,800 square meters, is located in Moratalaz and also has residential use, as located in La Sagrera, Barcelona.Indeed, seven of the nine buildings offered for sale by Telefonica offer residential qualification. Only two have no such rating. The first, the building was purchased by the owner of Valencia Sausages Martinez, located in the Plaza del Ayuntamiento and has seven floors and almost 4,000 square meters. The urban classification of this property is for infrastructure. The second, the historical headquarters of Telefónica in Bilbao, at Buenos Aires, 5,500 square meters and sold a few weeks ago, has dotacional rating with commercial alternative use.

One of the latest applications instagram is becoming the best way to teach homes without wasting time. "Hyperlapse" allows you to display any video on an accelerated basis. Initially, users had used to show landscapes, mass events, sightseeing. But it has now been discovered that it is an excellent tool to display within a few seconds and sympathetically inside a home, an office or a store. The White House clung to his instagram account a 'hyperlapse "where the interior of the mansion of President of the United States in seconds is. The camera moves through the halls and classrooms, historical paintings, lamps, flags, offices appear. If the White House uses it for that, why not use it to sell or rent housing showing the inside of it within seconds? The "hyperlapse" for now is an application that can only be downloaded for iphone (currently only available for ios) and the instructions are in Spanish and Catalan. The difference with the usual "hypelapse" is that those cases had to hold the camera and film.Instead, "hyperlapse" allows you to move the camera and create a surprising dynamic effect. and one of the things that stands out is that it has an automatic stabilizer corrects jumps and sudden movements. It is as if the camera was handled by a professional in the world of cinema. The application also recorded seven speeds so that it can display housing in the function of normal movement (1x) to a hiperrápida camera (12x)."Hyperlapse" also is being used to display clothes shops or offices. The Cosmopolitan magazine used to display its offices in New York. The applications are endless: be it buildings, neighborhoods, streets and interiors of a hotel. And why not a big city like Chicago? all at breakneck speed. (Source Idealista.com)

The Barcelo chain will install its fourth hotel in Madrid at the Plaza of Spain. In particular, it will in Madrid Tower, the skyscraper owned by Metrovacesa. Barceló has signed with the realtor a lease for 20 years but has not disclosed the amount of the transaction. the new 4-star hotel will occupy the first nine floors of the building, which represents about 22,000 m2.
Metrovacesa is scheduled to rush a "significant" investment in the design of such plants in order to convert the space into a landmark hotel, which will have 256 rooms, cafeteria, restaurant, spa, meeting rooms and common areas.
The idea of devoting a portion of the building to a hotel is long. After the failed attempt to sell the skyscraper in 2005, the company directed by Ignacio Moreno decided to remodel the building to turn it into luxury homes. Five years later he began marketing the first floors at an average price of 7,000 euros per m2. Housing larger, with more than 102 m2, cost 726,000 euros at that time.
Early last year, the bank controlled by the estate went on sale the last 49 homes available in Torre Madrid, with prices ranging between 400,000 and 825,000 euros.
